The fact that this major project is progressing successfully is no coincidence. It is the result of planning that began long before the groundbreaking. “We created a BIM model of the entire neighborhood,” explains Senior Project Manager Tobias Münkel. Digital pre-planning using the BIM model allowed the team to closely examine the construction sequence in advance through construction simulation and identify interfaces or bottlenecks. Based on this, an efficient trade sequence was planned, which synchronizes the various trades within the individual building sections. The digital models also serve as the foundation for the weekly Lean stand-up meetings. During these meetings, performance targets, the sequence of trades, and potential delays are discussed — an important foundation for transparency, efficiency, and successful collaboration on the construction site.

Safe routes to school and deliveries

While new buildings are still under construction on the site, others have already been occupied. This places high demands on construction site organization, particularly regarding the safety of local residents. For example, barriers were set up along the street to ensure a safe route to school for children. In addition, daily deliveries are routed via a ring road so that trucks can avoid having to back up.

Peepholes for curious kids

But the youngest neighbors weren’t forgotten either — thanks to a particularly creative idea. Right next to the construction site is a preschool with about 100 children. “For them, we’ve attached paintable formwork panels with peepholes at various heights to the construction fence,” explains Tobias Münkel. Here, the children can safely watch the construction activity and gain an exciting glimpse into the creation of the new, forward-looking neighborhood.
