In Dortmund’s sought-after Kreuzviertel neighborhood, Implenia has completed a new, forward-looking residential project for Revitalis Real Estate.

The project

Revitalis Real Estate AG has awarded the contract for Dortmund’s largest inner-city residential construction project to Implenia’s Essen building construction branch, along with other major projects. At the intersection of Berswordtstraße and Lindemannstraße, right next to the BVB headquarters, Implenia is constructing apartments and micro-apartments, as well as an underground parking garage and commercial space, on a 10,900-square-meter lot.

Services in detail

222 rental apartments ranging in size from 43 to 125 m² and 365 micro-apartments with living areas ranging from 22 to 49 m² are intended to attract both students and professors from the nearby university of applied sciences as well as families.

The buildings will be constructed as reinforced concrete frame structures with bracing stairwell cores; the flat roofs will feature extensive and, in some cases, intensive greening. The facades will be finished with stucco or as ETICS facades with clinker brick slips; in the commercial area, they will be mullion-transom facades.

The project includes an elaborate courtyard design, including tenant gardens and a children’s playground in the area above the underground parking garage, covering a total of approximately 5,500 m².

By implementing technical installations on a large scale and utilizing the associated prefabrication, we achieve cost savings and a shorter construction timeline. The project is carried out using lean management principles.
