Implenia has built a high-quality turnkey office property on Domplatz in Hamburg.

The project

Hamburg's Domplatz - undoubtedly the most historic place in the Hanseatic city: the site of Hammaburg Castle, St. Mary's Cathedral, the Johanneum and the State Library. In the immediate vicinity, at Schopenstehl 13, Hochbau-Niederlassung Hamburg has constructed a turnkey office building on behalf of Allianz. Its sophisticated architecture integrates effortlessly into the surroundings.

Services in detail

On nine upper floors and a rental area of around 8,200 square metres, 400 light-flooded workplaces were created. This was made possible by a slim supporting structure consisting of flat ceilings with large spans and few supports. In order to realise the few approved parking spaces, grit was required on the cramped site. To optimise the basements, parts of the outer walls and complete column strings of the building are supported by massive beams.


The immediate proximity to neighbouring buildings, such as the Verlagshaus der Zeit, and the planned archaeological excavations within the construction area required complex excavation planning in close coordination with the authorities, planners and neighbours. The excavation pit was realised by means of an overlapping bored pile wall. The massive bored pile wall is also used in some areas as a permanent foundation element for the building construction, while large parts are founded on a load-bearing base slab.

Economic efficiency, efficient use of space and an intelligent foundation led to the commissioning.
