Implenia is developing and building the “Rue du Temple” project in Rolle

Swisscanto Investment Foundation secured as investor | Investment volume of around CHF 80 million

Dietlikon, 23 February 2018 – Implenia is developing and building a project in Rolle (VD) that will provide residential, commercial as well as office space and has secured one of Switzerland’s leading investment foundations, Swisscanto Investment Foundation, as an investor. The total investment is around CHF 80 million. Located on an attractive site close to the lake and with a diverse mix of usages, the project fits perfectly into the investment foundation’s broadly diversified, long-term and sustainably focused real estate portfolio.

The new development on the Rue du Temple in Rolle, Canton Vaud, is creating around 9,000m2 of gross floorspace for rental apartments, commercial and office units and a public parking garage with space for nearly 300 cars. A retailer and a non-profit organisation have already signed up as tenants. In a central location directly next to Rolle's old town and close to Lake Geneva, the project is being built within the economically dynamic region between Lausanne and Geneva. Planning permission was granted in mid-February 2018. Actual building work should commence this summer.

Implenia is the total contractor for the project and is applying its “One Company” approach: as well as doing the concreting and masonry work, it is bringing in its foundation engineering experts to excavate the construction pit for the three underground floors. Apart from the tricky logistical situation created by the tight space available, the foundation engineering works present a particular challenge because the three underground floors lie below the level of the lake’s surface. The development is being built to the Minergie standard and will meet the sustainability requirements set by the authorities in Rolle.
