Winning project for Implenia real estate development announced

KIM Residential and Commercial Building Project in the Neuhegi district of Winterthur is taking shape | Pragmatic and clear urban development wins over the panel of experts | Project creates affordable rental apartments and attractive, flexible office and commercial spaces

Dietlikon, 22 August 2017 – Implenia is developing the KIM Residential and Commercial Building Project in the Neuhegi district of Winterthur. In order to guarantee the implementation of an urban and architecturally high-grade overall project, a joint BIM-based study was carried out in accordance with the official design plan with the neighbouring landowners MobiFonds Swiss Property and community of heirs Huber. A panel of experts chose the winning project in the summer. BDE Architekten GmbH from Winterthur are the winning team. All entries submitted were publicly presented by the former municipal architect Michael Hauser on Tuesday at the event to mark the end of the study phase in the Superblock forum of the city of Winterthur.

The winning project won the panel of experts over with its pragmatic and, despite a high usage density, relaxed urban solution as well as its architectural clarity, among other factors. The project is also perfectly modelled on the locality, ensures logical interlinking of the district and enables the new part of the district to be smoothly incorporated into the existing urban scene through the continuation of Ida-Streuli-Strasse. In total, about 92,000 m2 of floor area is being created. 

Two new buildings, each with seven full storeys, are being built on Implenia's plot, with a floor area of some 59,000 m2. One of these will be a residential building with the ground floor for public use along Sulzerallee, while the other is a south-facing office and commercial building opposite Hegi train station. In addition to environmentally sustainable factors, such as the Minergie P standard, the KIM project is also being developed with a view to social sustainability, with the construction of approximately 200 rental apartments in the lower and mid-range price segment. The office and commercial building is being planned in stages with flexibility in terms of space so that it can meet a wide variety of user requirements.
