Implenia sells KIM inno-living project to Swiss Life

Residential and commercial development in Winterthur’s up-and-coming Neuhegi neighbourhood | Investment volume of over CHF 140 million

Dietlikon, 27 June 2019 – Implenia is developing the “KIM inno-city” residential and commercial project in Winterthur’s Neuhegi neighbourhood. It is being built on a site included in the land bank inherited by the Group when it took over Sulzer Immobilien. Implenia is developing, planning and building a comprehensive development project in an attractive location.

In summer 2017 an expert jury named the design submitted by BDE Architekten of Winterthur as the winner in a BIM-based architectural competition.  Another milestone has now been reached: Switzerland’s leading construction and construction services company is selling the KIM inno-living project to Swiss Life. KIM inno-living, part of the wider development of the Neuhegi neighbourhood, provides attractive, modern residential space as well as public facilities. Following the successful development phase, Implenia is now also executing the project, worth more than CHF 140 million, as total contractor.

The project is being built to high standards in terms of urban planning and architecture, and will provide more than 200 homes, or around 17,000 m2 of rentable space. There will also be 900 m2 of space for public use on the ground floor. The building will have seven full storeys and a penthouse floor. It will be wood-built from the first storey upwards, so Implenia will benefit from the extensive experience of its wood construction specialists, who have already executed Switzerland’s largest wood-built residential development – “sue&til” – also in Neuhegi.

Because it wants the KIM inno-living residential and commercial development to achieve Minergie-P certification, the client has ordered strong thermal insulation, good air tightness for the building shell, and a roof-mounted solar energy system. Definitive planning permission was granted in January 2019, and construction began at the start of June. Completion is planned for spring 2022.
