Les Jardins d'Onex

Short description

Former filling area. Located on the edge of the new city of Onex, the building benefits from a privileged situation with a magnificent view of the Jura and the cliffs of the Rhone. All amenities are nearby, shops and public transport, schools and nursery.

The project

Access to property for families. The residence is part of a block of four apartment buildings and is set back from and parallel to the Avenue des Grandes-Communes. This position in the east-west axis, respecting the 1960s urbanization type of this Onex neighborhood, also marks the limit between the residential fabric and the allotment gardens of La Caroline, which overlook the green zone along the Rhone River to the north. The program includes 46 apartments, ranging from 31/2 to 6 rooms, from 86 to 148 m2. The room sizes are generous and all the apartments have a north-south orientation. In all apartments, the day and night areas are clearly separated, with the bedrooms to the north and the living and kitchen areas to the south. Each apartment has a balcony-loggia, a fully equipped kitchen and two to three independent bathrooms. The penthouse apartments also have large terraces and those on the first floor have small private gardens of about 100 m2. The building was sold in PPE. It is composed of six floors on ground and attic and has a basement including technical premises, civil protection shelters and a parking lot for 46 cars. The conceptual choices applied to this building allow it to reach the level required to obtain the Minergie standard 2008 label. The building is connected to the CADIOM district heating system. The poor quality of the soil required special precautions. The building is therefore founded on piles and protected by an autonomous degassing system, using reliable techniques already proven during the construction of the first two buildings in the perimeter. A network of pipes circulates under a tight invert and a continuous ventilation system blows air into it, in order to repel and oxidize the methane gas likely to be emitted by the landfill's constituent materials. In addition, the discharge pipes and basement walls were carefully sealed to prevent uncontrolled migration of methane gas, and a safety chimney was installed on the roof of the building.
