M5: Implenia is building sustainable office in Munich for Die Macherei.

The project

On Weihenstephaner Straße, to the east of the city center, a new "creative hub" has been created in several construction lots on an area of approx. 2.6 hectares with the multi-user project and a total of 67,000 m² gross floor area according to the plans of three renowned architects. A wide variety of uses such as office, hotel, co-working, retail, fitness and gastronomy will come together here. In addition to the planned 800 underground parking spaces, the connection to public transport will be ensured via a direct streetcar stop.

Services in detail

For a project company of Art-Invest Real Estate GmbH&Co.KG together with Accumulata Immobilien Development GmbH, Implenia has newly built a five-story building wing for office use on a turnkey basis. Exterior features of the new building, designed by HWKN Architecture and OSA Ochs Schmidhuber Architekten, include: Extensive green roofs, colored clinker brick slatted facades with striking building projections, which required a high level of technical expertise and correspondingly complex structural measures. The building was designed according to Feng Shui principles. Implenia has already built for the client several times in the Munich area. For the turnkey implementation of the contract, the Major Projects and Munich branches and the specialist planners for facades pooled their expertise and won the contract. Implenia realized the turnkey construction project from the top edge of the underground garage ceiling.

The property is LEED Gold certified. The "Macherei" is the first neighborhood in Germany to be awarded LEED Gold certification. It is one of only seven LEED Gold quarters in Europe.
