The project
The programme, with two sets of 18 flats in two similar units, provides for one building to be rented out and the other sold as a condominium. The two parts of the residential complex are therefore similarly designed and organised, with the flat sizes varying depending on the condition of the buildings. The project, which was developed on the basis of a local development plan, complies with precisely defined programme specifications and is strongly influenced in its development by the legal requirements, particularly with regard to the boundary lines and building lines. The programme comprises a total of 36 flats with a floor area of 4,099 m2, i.e. an average of 127 m2 per flat and a total area on the ground floor of 1,524 m2. The whole is housed in a volume of 22,698 m3 SIA, spread over two floors plus ground floor and an underground car park of 1,194 m2 with 58 parking spaces. A further 5 car parking spaces are provided outside.

Each of the entrances defines a vertical, glazed interruption in the façade that rhythmises the building. On both sides, "mirror image" elements with balconies and standard openings lead to a direct understanding of the floor plan. Each landing symmetrically divides two continuous flats. This arrangement can also be seen on the opposite façade, albeit with a reversed rhythm: the bay windows and large balconies of the living rooms are arranged next to each other and separated axially by the flat boundary. This results in a coherent overall picture, and the alternation of volumetric typologies on the two main façades, emphasised by the projecting balconies, makes a significant contribution to interrupting the longitudinal effect of the two buildings.
