New standardized real estate products for fast and sustainable residential construction
Glattpark (Opfikon), December 9, 2024 - Demand for housing is outstripping supply in many places. With the real estate products developed by Implenia "Cabanne" and "Casitta" developed by Implenia, the planning time until the building application is submitted can be significantly reduced and living space can be realized quickly and sustainably.
"Cabanne" provides affordable housing without compromising on quality of life, e.g. for families, single parents and anyone for whom good housing should not cost a lot. The "Casitta" living product stands for versatility. The design emphasizes multifunctionality, comfort and freedom from obstacles. Comprehensive supplementary services ensure carefree living in all situations, especially for best agers aged 55+.
The new housing system is being used for the first time in an Implenia residential project in Zurich-Seebach. Around 40 new apartments are being built. Thanks to modularization, Implenia will submit the planning application at the beginning of 2025 after just three months instead of the usual six. The advantages of industrial production will come into play during the construction phase. It makes it possible to manufacture the building components "off-site" in a controlled production process in a modular, serial and fast manner in order to connect them "on-site" to form the complete property. This not only shortens the planning time, but also the construction time, while the construction quality can be increased.
"The shift from individual projects to standardized, customer-centric real estate solutions creates transparency, makes processes faster, increases quality, improves predictability and thus minimizes risks. Our real estate products guarantee efficiency, flexibility and sustainability," says Severin Boser, Head Real Estate Products at Implenia. Adrian Wyss, Head Division Real Estate at Implenia, adds: "Living space is urgently needed. At the same time, the pressure is increasing on everyone involved, from builders to developers and contractors: Keep processes lean, reduce costs and minimize risks. Our new standardized solutions for residential design meet this requirement."
Conventional real estate projects generally follow linear and fragmented processes. For investors, this entails major risks such as price fluctuations, scarcity of resources, changing regulations and delays. By productizing real estate, Implenia is expanding its business model as a real estate developer and providing an answer to the demand for high-quality, yet quickly available living space.
"Customized real estate not only reduces complexity and risks for investors. For end users, operators and investors, they can be optimized along the entire real estate life cycle for maximum added value," says Adrian Wyss. Like the pattern of a tailor-made suit, the building design can be digitally configured according to individual customer requirements and adapted to different plot layouts in all dimensions in the shortest possible time. This applies, for example, to the number of storeys, the access options, the specific mix and layout of apartments and the choice of materials, surfaces and façade.
