Implenia secures new building construction projects in Germany

New orders in July totalling more than EUR 100 million (CHF 108 million) for Division Buildings in Germany | Multi-tenant project at the Bochum Opelring | New and innovative sports and leisure complex | Construction of a new residential complex in Mannheim-Waldhof | Extended basic build for hotel in Munich.

Dietlikon, 11 August 2020 – Implenia has won several major new building construction orders in Germany. Landmarken AG has asked Implenia to build a modern new office development on the former Opel site in Bochum, which will offer space for single and multi-tenants under one roof. In another location in North Rhine-Westphalia, a Swiss project developer and operator has commissioned Implenia to build an innovative new sports and leisure complex.

A crucial factor in both successful project acquisitions was the early excellent cooperation between Implenia and the respective clients in the pre-contract phase. This allowed Implenia to provide optimum support when the technical implementation of the projects was being planned.

Building construction project at the Opelring in Bochum

Several office buildings – of up to six storeys high and with a gross floor area (GFA) of around 65,000 m² – are being built in three phases on the MARK 51°7 at Opelring industrial estate in Bochum-Laer. Planning rules in the city of Bochum on the river Ruhr focus on flexible structures so that buildings can accommodate a wide variety of office styles and sizes to suit different tenants. This latest development has adopted a “neighbourhood” philosophy: research facilities and a service area with a creche and catering outlets complement the modern office environment.

Within this project, Implenia will build three buildings totalling 25,000 m² GFA for Landmarken AG, two-thirds of which have already been rented out to health insurance company Viactiv. Construction is due to start in autumn 2020. Excellent architectural quality is ensured by a collaboration with HPP Architekten of Düsseldorf.

One of the main reasons why Implenia was awarded the contract was the success of the exclusive partnership phase begun in November 2019, in which Implenia worked with the client and its planning team to find financial and technical optimisations.

Innovative project concept as European pilot

A new and innovative sports and leisure complex, the first of its kind in continental Europe is being built on a disused industrial site in the Ruhr region. Sixty such complexes, offering a mixture of entertainment, sport, music, food and events, are already in operation around the world. The project in the Ruhr region is being built to launch the concept in Europe. Other complexes will follow.

As with the Opelring project in Bochum, this contract also resulted from a prior partnership phase. Implenia was already advising the owner on technical implementation when designs were being developed. This “design-and-build concept” involves making proposals for construction optimisation during planning, as well as new and innovative concepts and solutions for all phases of service provision. As a result, both the client and Implenia get far greater certainty about costs and deadlines.

The disused industrial site is around 40,000 m². The building there will have around 6,500 m² GFA, and will blend well into the generously proportioned outdoor area. Construction is scheduled to start in October 2020 and the finished complex will be handed over to the client in February 2022.

Implenia has also won two more building construction orders in Germany: a long-time customer has asked it to build a new apartment complex in Mannheim-Waldhof. And in Munich, Implenia is handling the extended basic build for a well-known hotel chain next to the railway station. In total Division Buildings won contracts worth more than EUR 100 million (CHF 108 million) in Germany in the month of July.
