Center for Integrated Building Capabilities
Shaping next-generation integrated real estate solutions together
The Real Estate Division creates real estate that not only offers space to live and work, but also fundamentally simplifies and enriches the lives of its users. With the Center for Integrated Building Capabilities (CIBC), we are creating a platform that promotes dialogue between established market players, scientific institutions and visionary start-ups with the aim of jointly designing sustainable, digital and user-oriented real estate solutions of the next generation.
We are rethinking the built world - not only physically, but also digitally. How can the service spectrum of buildings be extended beyond the physical space? Which micro-services and technologies, as an integrated part of a real estate solution, can sustainably increase the comfort of its users, fulfil their service needs in the best possible way and offer them added value? These and other questions are addressed by the Real Estate Division's Center for Integrated Building Capabilities (CIBC). As a dialogue platform, it is intended to help discover and develop innovative and disruptive approaches for expanding and innovating the range of services offered by buildings together with partners from industry, research and the start-up environment.
Join us in thinking the real estate industry today for tomorrow.

Topics
Integrated services
Along the following topics, we want to explore what integrated services real estate can offer its users, operators and owners - and how data can help to connect different systems and improve them sustainably.
Virtual assistants
User-friendly intelligent virtual assistants have the potential to positively impact the experience of building users. From seamless multi-channel communication to indoor navigation, intelligent virtual assistants can add value in a variety of scenarios.
Security
It is equally important for developers, builders and building operators that the users of a building feel safe and are protected. In addition, new security functions, such as health monitoring or remote access control, can expand and flexibilise the security and personal protection concepts of buildings as needed.
Integrated product & goods distribution
Seamlessly integrating distribution, delivery, storage and reverse logistics of parcels and order deliveries into a building's value proposition requires innovative approaches and solutions. The complex link between the building infrastructure, e-commerce companies, their ancillary service providers and the needs of occupants is an area where innovative technologies and solutions can drive efficiency improvements as well as an expansion of the categories of goods served to better meet the needs of end users.
Integrated mobility offers and services
In an ever-changing ecosystem of transport options, providing frictionless, convenient and flexible mobility options offers room for innovation. Integrating transport solutions into the design and functionality of a building through cutting-edge technology can significantly improve the end-user experience.
Home automation
From controlling and managing lighting and indoor climate to increasing a building's energy efficiency and remotely monitoring a home, home automation technology aims to make life easier and better for building operators and occupants.
Building performance and user comfort
From energy monitoring and planning to smart climate control systems, advanced building performance systems can increase both a building's energy efficiency and user comfort. Improving a building's performance can significantly increase the value it creates for all stakeholders.
Convenience-services
From pick-up and drop-off services for daycare centres to concierge services for car repairs, seamlessly integrating convenience services into a building's offering can help make it a friendly partner that residents can always rely on.
Office services & management
From premium services to virtual offices, a wide range of innovative services and technologies can provide new impetus to enrich the supply of office space. As flexible and non-traditional working models become more prevalent, innovative solutions offer a promising way to respond to the ever-evolving office space and capacity needs of businesses.
Leisure
Integrated amenities can transform a building from a place where you live or work to an oasis where you feel truly at home. Whether it's refreshing established amenities with technology, offering fitness classes remotely, integrating advanced entertainment systems, or adding value to a building as a place to be, leisure offerings have the potential to transform buildings in positive ways.
Work/collaboration/innovation spaces
Spaces that allow people to work, collaborate or innovate in comfort can significantly increase the value of a building to its occupants. Combined with effective but easy-to-use reservation and availability technologies, shared spaces can be an important value-adding addition.
Room rental
More flexibility and simplicity in renting and leasing space is enabling innovative new tenant-owner relationships. Short-term rental platforms are an early disruptor in this space and have set in motion a stream of innovation focused on bringing building owners and tenants together and finding new ways to rent space.
Customer/tenant acquisition
Whether virtual tours or building design configurators, state-of-the-art technological solutions bring flexibility and new possibilities to the customer/tenant acquisition process.
Tenant management
Today's tenant management tends towards digital, easy-to-use systems. Thanks to user-friendly technologies, more efficient and improved tenant management has the potential to positively enrich the interaction between owners and tenants.
