End-to-end digitalization from early project phases: "Marie + Fritz" leads the way

An urban, modern and sustainable residential quarter is being created on Darmstadt's Marienplatz: as part of an Implenia project development, a six-storey meandering structure and a residential tower with 16 upper floors are being built on the approximately 14,000m² site. With a total of 310 apartments in various sizes and price segments, small-scale office and commercial units as well as a municipal daycare center on a total gross floor area (GFA) of around 30,000m², living space for the future is being created here.

With the new residential quarter "Marie + Fritz", a new place to live is being created on Marienplatz in the knowledge city of Darmstadt, which aims to improve the quality of life and the microclimate with its green roof surfaces, green outdoor areas and inner courtyards.
Digital high-rise competition
How did it come about? Implenia was able to win the corresponding concept award procedure in 2019 at the City of Darmstadt in collaboration with Darmstadt-based architects netzwerkarchitekten and subsequently acquired the plot. The award of the concept was linked to the condition and urban planning requirement that the residential tower structure (high-rise building) be subject to a subsequent architectural competition. Implenia conducted this in 2022 as a hybrid competition - i.e. as a physical and digital model - with five renowned architectural firms.
BIM-based right from the start
Right from the start, Implenia relied on digital formats and standards for "Marie + Fritz" that allow interchangeability and comparability. In the architectural competition, for example, an Information Delivery Manual and the Model View Definition were used to standardize BIM data exchange (based on the IFC file format) and make the submitted models comparable - without the planners having to deviate from their internal standards, working methods and parameters. Furthermore, the work could be objectively compared, evaluated and visualized with regard to the relevant quality criteria. One example of this is the area indicators and efficiencies that were presented to the jury as part of the profitability analysis (see illustration).


The advantages of a standardized data exchange format also pay off in the transitions between project phases. Although a wide range of CAD software solutions, analysis tools and communication platforms are available today, no software is currently able to cover the entire planning process. Open exchange formats such as those used in the "Marie + Fritz" project fill the gap here.
Model-based calculation
The integrated digital and comprehensive project approach enables Implenia to lay the foundations for the later planning phases at the earliest possible stage and to think about and prepare the optimal execution. For example, the checked model can also be used for model-based costing. For this purpose, it is transferred to the ITWO calculation software. The quantities can be automatically derived from the model geometry in order to generate a VOB-compliant bill of quantities from the partial service catalog.

Twice as excellent!
The BIM-based digital Implenia planning processes for the "Marie + Fritz" project were awarded first place in the Planning category at the BIM Champion Awards 2024 by buildingSMART Germany.
In addition, the Grosse Frankfurter Bogen awarded our Marie+Fritz project the Future Prize 2024. In doing so, the jury acknowledged the process undertaken by the city of Darmstadt to create affordable living space in a liveable district: to award the property, the concept award was used for the first time, which makes it possible to focus on other criteria in addition to the economic framework conditions when selling land. In the Marie+Fritz project, these included urban planning quality, ecology and social requirements.
Fully electronic building permit procedure
But Implenia is not the only one to focus on maximum digitalization. The science city of Darmstadt is also breaking new ground and is one of the first cities in Hesse to implement a digital or fully electronic building permit process. The "Marie + Fritz" project is included in the pilot phase and offers Implenia and the city a wide range of benefits. First and foremost, the need for paper and printing is significantly reduced - ideally to zero - which, in contrast to traditional building permit procedures, not only reduces costs but also represents a significant step forward in terms of sustainability.
Summary and outlook
The "Marie + Fritz" project at Marienplatz Darmstadt, where Implenia is managing and executing the entire process from development to planning and execution, offers an ideal opportunity to drive innovation and exploit digitalization potential. Implenia is convinced that the path to greater sustainability in construction and real estate development will be strongly driven by digitalization and by ensuring that construction projects are designed and implemented holistically from the outset.
Once planning permission has been granted, Implenia will also use other innovative digital tools and processes, some of which have already been used successfully in other projects, during the execution phase and in the parallel sales processes. These include, for example
- Coordination software, which simplifies documentation and communication on the construction site in particular by bringing together all the digital planning models of the specialist planning. Linking the model with the schedule enables model-based performance recording and can be used for target/actual comparison analysis, among other things.
- Print robot to increase execution efficiency on the construction site and minimize errors when measuring. The floor plans are exported from the model and lines and labels are transferred to the building shell.
- Various tools such as an equipment configurator, flat finder with 3D view and other digital features that provide potential buyers with the most realistic possible idea when selling the condominiums and thus an optimal basis for decision-making.
