Saalfelder Strasse residential quarter
Short description
Implenia is building a residential complex in Leipzig-Lindenau with 300 apartments, underground parking and outdoor facilities for a wide variety of residential users.
The project
Leipziger Wohnungs- und Baugesellschaft mbH LWB has commissioned Implenia to build a residential complex with 300 apartments and underground parking in Leipzig-Lindenau. Implenia carried out the detailed design, the turnkey construction and the outdoor facilities for the residential project. The contract was realized together with a consortium partner.
The contract was preceded by a two-stage VOB negotiation procedure following a competition.
Services in detail
At Saalfelder Strasse 31, 18 new turnkey apartment buildings with underground parking and full basements were built on an area of around 12,000 square meters. The residential complex, which is based on three building types, is grouped around two residential courtyards. The houses each have 14 to 21 apartments.
The buildings and underground garage are of solid construction. The load-bearing structure consists of a solid staircase core with elevator shaft as well as bracing and load-bearing walls. The roofs are designed as flat roofs in monolithic solid construction as warm roofs with extensive green roofs and gravel edge strips.
All apartments are subsidized with money from the Free State's subsidy program for the creation of rent-controlled housing. Prospective tenants therefore require a certificate of eligibility for housing.
Implenia has also built elsewhere for the client LWB: The residential construction project with 104 apartments on Straße des 18. Oktober in Leipzig was successfully completed in December 2020.
