Rolle, Rue du Temple 8

Short description

The project in Rolle, which was realised by the total contractor Implenia from 2018 to 2022, was the starting point for a more comprehensive urban redevelopment that also included Rue du Temple and the new Place du Marché, which were completed in summer 2023.

The project

On a 4,000 m2 hillside site at Rue du Temple 8 in Rolle in the canton of Vaud between Lausanne and Geneva, a new mixed-use complex known as "Ruello" has been built with rental flats, shops, offices, a socio-medical centre and an underground public car park with almost 300 spaces. The commercial and residential building replaces the former storage rooms of a wine house. The construction site, which was carried out by the total contractor Implenia and lasted from 2018 to 2022, was the starting point for a more comprehensive urban redevelopment of this central area of Rolle. Following this complex, which is a new place to live and socialise, bordering Veyrassat Park to the north, additional work was carried out on Rue du Temple and on a new market square directly connected to Grand'Rue, which was completed in summer 2023.

Services in detail

The programme included the construction of two multifunctional buildings with 61 owner-occupied and rental flats, 2,290 m2 of commercial space, 1,340 m2 of which was for the relocation of the Coop branch from the city centre, 560 m2 of office space and an underground car park on three levels, some of which is to be used privately for the flats and some publicly to replace the old outdoor car park.

Challenges

  • The subsoil posed a real geological and hydrological challenge for the clients due to its water-saturated, sandy-silty nature and proximity to the groundwater table.
  • A foundation on 110 tubular bored piles and drainage of the soil with filter tips were required. The construction of the three underground levels of the car park and the private basement rooms required prior excavation and special civil engineering work, as the three basement levels were built below the lake level.
